Then the keys change hands, and the part that decides how the house feels, and what your client tells people about it, happens without you.
Beyond the Build is that part. Furniture, lighting, rugs, drapery, artwork and decor for the whole home, planned while you are still building it.
We start where your designer stops.
Your designer has the floors, tile, cabinets and trim handled. We ask for those specs early, so everything we choose is chosen against what is actually going in rather than against a guess.
We check in once or twice while the house goes up. If something is still open (lighting, wallpaper, hardware) we will mention it while the information is still useful to you.
That is the whole overlap.

Your client is still deciding between you and two other builders.
Every bid covers the house. Yours covers what happens after it. That is a difference they can picture.
Mid-build
A client you already have, somewhere in the long middle of the project.
It is a good thing to hand someone who is starting to feel how long a build takes.

Furnishings
Furniture, lighting, rugs, drapery, artwork, decor, pillows and throws.
The two everyone forgets are drapery, which is the softness a new build is missing, and artwork scaled to the walls, because standard sizes disappear on a new home's big walls.
Logistics
We coordinate the move.
Their own furniture and the boxes they have been living out of, alongside everything new, so the house comes together in one week instead of over two years.
Marketing
We photograph the finished home, and every frame is yours.
Close-ups of what you actually built (the millwork, the built-ins, the ceiling) and whole rooms that look like somewhere people live rather than a listing.
It comes from you.
Beyond the Build is something you buy for your client and hand to them as a gift. You pay a builder price, below what the service costs on its own.
A gift from their builder gets used. Your client makes the time for it because you set it up.
We tell your client plainly what you bought for them, so the credit stays with you.
You also get the house back in pictures. We photograph the finished home for your portfolio and share every photo with you to use however you want. The credit reads Design by Jeid Studio, Photography by Jeid Studio.
And you go on the contractor roster we share with our full service clients.
No quoting. No coordinating. You hand it over, and we take it from there.

We start from the pieces that already matter to them, solve scale and layout around those, and add only where the home needs it.
We solve with ideas first. When a piece is honestly the answer, we will say so.
